Landlord & Tenant Rent Control

Understand your rights and responsibilities when renting a home. Rent-controlled properties are governed by clear rules, and Consumer Affairs provides guidance and oversight to help landlords and tenants maintain fair and lawful arrangements.

Rent Control Properties (Rent & Deposits)

Navigating Bermuda’s rental laws can feel complex, especially if your property falls under Rent Control. Our goal is to make the process clearer, prevent misunderstandings, and ensure both parties know their rights and responsibilities under Bermuda law.

Non-Rent Control Properties (Rent Increases, Damage Deposits & Rental Arrears)

If you rent a property with an Annual Rental Value (ARV) of $22,800 or more, your home is not covered under Rent Control, but that doesn’t mean you don’t have rights.

General Guidance & Tenant Advice

Renting a home is one of the biggest decisions you’ll make, and understanding your rights from the start is the best way to protect yourself.

Rent Control Properties (Evictions )

Facing eviction is stressful, but you’re not without options. Our goal is to help you understand your rights and the steps you can take to protect yourself.

Non-Rent Control Properties ( Evictions)

If your rental unit has an Annual Rental Value (ARV) of $22,800 or more, it is not covered by Rent Control, but you still have important legal rights.

Rent Control Properties (Inspections )

Landlords may inspect a rental unit, but only with proper notice and at a reasonable time. Unlawful lock changes by either party can result in serious consequences, including termination of the tenancy or eviction. Knowing these rules helps maintain a fair and respectful landlord-tenant relationship.

Non-Rent Control Properties (Inspections)

Under the Landlord and Tenant Act 1974, a landlord, or someone they have authorized in writing, may enter a rental unit to inspect its condition or check whether repairs or maintenance are needed.
