Landlord Entry & Property Inspections

Under Bermuda law, landlords may enter a tenant’s home to inspect the condition of the property or to determine whether repairs or maintenance are needed. However, this right comes with strict rules designed to protect tenants’ privacy and security.

A landlord may only enter the property if:

  • The visit takes place at a reasonable time of day; and

  • The landlord gives the tenant at least 24 hours’ written notice before entering.

For rent-controlled properties, landlords may use the RC-5 Notice of Intent to Enter Rental Premises Form to provide this written notice.


Changing Locks Is Not Allowed Without Permission

Neither the landlord nor the tenant may change the locks during the tenancy without following legal requirements.

Landlords

A landlord cannot change the locks without giving the tenant notice and providing a replacement key. Doing so is a breach of both the tenancy agreement and the Rent Increases (Domestic Premises) Control Act 1978.

If this happens, the tenant has the right to end the tenancy immediately and move out.

If a tenant chooses to leave because of unlawful lock changes, the tenant must pay:

  • Any outstanding rent owed, and

  • Prorated rent up to the day they vacate

(Example: If they leave on the 20th, they pay rent for those 20 days only.)

Tenants also cannot change the locks without the landlord’s consent. Doing so may be considered a breach of the tenancy agreement and can lead to eviction proceedings.
