Who Must Register or License a Vacation Rental in Bermuda?
If you plan to rent out your home or apartment to visitors on a short-term basis, it is legally considered a vacation rental. Under the Vacation Rentals Act, every vacation rental must be registered before any guests stay in the property.
Which Government Office Handles the Registration?
Bermuda uses two different registration pathways, depending on your property’s Annual Rental Value (ARV):
Properties Under Rent Control
If your home’s ARV falls within the rent-control limit, your registration is processed by the:
Department of Consumer Affairs – Government of Bermuda
Properties Not Under Rent Control
If your home’s ARV is above the rent-control threshold, you must register through the:
Bermuda Tourism Authority (BTA)
Why Registration Matters
Registering your vacation rental is required by law. Operating an unregistered short-term rental is an offence under the Vacation Rentals Act, and may result in fines or other penalties.
