Vacation Rental Licensing Fees & Requirements (Rent-Controlled Properties)


Homeowners who wish to use a rent-controlled property as a vacation rental must pay an annual, non-refundable licensing fee of $1,500 per property or unit. This fee is set under the Government Fees Act 1965 and must be paid in full before a licence can be issued. Licences for a fixed period (eg. 1 September 2024 to 31 August 2025), and the fee is not prorated, regardless of when the application is submitted.


Along with the fee, homeowners must ensure their property meets Bermuda’s fire, health, and safety requirements. As part of the licensing process, applicants will also be asked to confirm specific details about the property, including whether:


  • the property is in good condition (fixtures, fittings, furniture, and equipment)

  • the property has fire extinguisher(s)

  • a First Aid Kit and Personal Protective Equipment (PPE) are provided for each guest or family

  • each bedroom has a fire alarm or smoke detector

  • each bedroom has at least one window or glass door that guests can open

  • each bedroom has one toilet for every four people over the age of 12

  • the property is wheelchair accessible

  • the property allows pets


These details help verify compliance with the Vacation Rentals Act and ensure the safety and comfort of guests. Properties that do not meet requirements may be denied a licence, and the fee will not be refunded.
